PROCESS —

  • A lot of industrial options are move-in ready requiring little to no buildout to meet your needs. The search for space can take up to 1 month, then another month for negotiations, followed by a couple of months to move in. If your space required buildout, then add another 3-4 months for construction.

  • We’ve worked with dentists, paediatricians, dermatologists, optometrists, chiropractors, medical offices, and much more.

  • This can vary greatly depending on the current condition of the space as well as what you require for your buildout. Most medical buildouts will be more than $120/SF. Give us a call at 512-580-7800 to discuss your specific needs to get our best estimates.

  • Medical leases are typically 5 to 10 years in length. Typically a longer-term lease is needed to maximize how much the Landlord will contribute to your build-out costs.

  • Yes – the Landlord will oftentimes pay for a portion of construction costs. This is referred to as Tenant Improvement Allowance. It’s part of what we’ll negotiate as your brokers

  • The rate can greatly depend on the type of medical practice you have and what space you require. If you’re looking for more retail, then it will be $25 to $45 per square foot per year. If you’re needing more of a medical office space, then it will be slightly less than that. The best way to find out is to give us a call with your needs.

Review your business’s goals and what criteria make the best location. We will educate you on the process and what to expect. Answer any questions and put together an action plan

Touring locations

We do the heavy lifting to find the target demographic area for you, then hand-pick available sites. We compile these sites into a custom-made report that we’ll review with you.

Once we’ve narrowed down to a handful of locations, we can conduct tours of the property if needed to determine the best fit

Upon selecting our top 1 to 3 sites, we begin negotiating terms of your lease or purchase. Here we help you avoid mistakes and always obtain favorable terms

Executing the contract

Lastly, we prepare finalized contracts and have both parties sign. For a lease, the contract is finalized at signing. For a purchase, the property is placed under contract, and we will begin due diligence and then close. Congratulations!
